Try your beds out, think about replacing any old, to hard, saggy or stained mattresses, if this is out of the budget for now, consider a plush mattress pad instead.

The pillows should be the best you can afford, mix them up some soft some harder to please every guests taste. The same for the linens, the higher the thread count the more luxurious they feel, but beware the higher the count the more ironing they need.

Fresh flowers show a level of personal care, attention and elegance that is so often missed yet so appreciated, whether they be a centre piece or a few stems on matching bedside tables. Ditch the dusty houseplants and bring some color, fragrance and life to the space.

Bringing some form of unity to your business adds a touch of professionalism and shows you take it seriously, consider creating an emblem or illustration that depicts what your property is hoping to portray, use this emblem on business cards, website, the sign in front of the house, stationary, it can even be stitched or ironed onto pillow cases and towels. It is a way of branding your business and creating a connection.

Handmade or Artisan soaps also really add the personal touch, buy a block from your local market or supplier, cut it into smaller pieces to lessen waste and save money. A nice idea is to wrap the soap in tissue paper, parchment or material and tie with a ribbon or wax seal with your property emblem or name and present as a gift, remember details are everything.

Chocolates, a bottle of wine, slippers to take home, a fruit basket, soap, a sprig of lavender, shells from the local beach, discount tickets to a local attraction, the choices are only limited to your imagination but a personal gift can and will make your guests feel special, make them smile and create positivity towards their stay.

If you are supplying breakfast especially if you are a B&B property take extra care with breakfast, throw out old ideas of what is expected and get inspired. Turn breakfast into an experience, for you this may mean local organic fare, breakfast courses or simple food presented with style.

Your first impression whether it by via a drive by, photograph or website will make or break that much needed reservation. In today's market most reservations come from internet bookings, so make sure your site is easy to navigate, has all the relevant info a guest may need to know, rates, location, beds, pet friendly, supplies and equipment, area info and lots of high quality pics showcasing your vacation rental. Don't forget to list any special features and tourism info and positive guest comments. Listing your site on one of the many vacation rental directories is probably a good idea, try to find something niched to your market. Are you close to the beach? Look for a site specializing in this field; it will target a browsers search so that they may find you fast. Whatever site you choose, keep track of how many of your bookings come from the site to see if it is worth your money in the long run.

Extra Steps

I will be the first to admit that some of the extra steps outlined below are not overly realistic but they are possible and if nothing else they may give you a few ideas.

One of my favorite B&B experiences was coming home after a day of sightseeing to my room, the fire had been lit and a thermos of hot chocolate and a plate of cookies was waiting for me, pure decadence and very memorable.

Or the time in Canada when I stayed in a little cabin for two, the owners had enclosed the deck and placed a claw foot tub outside. An Outdoor shower or hot tub would also be just effective.

A chandelier above the bed, up to date magazines and a selection of bestsellers, a plush throw draped across the bottom of the bed or over a cozy easy chair, built in speakers in all rooms including the bathroom, power shower with massaging heads, a sauna, a flat screen TV in the bathroom to watch from the tub, a sauna, wireless internet, spa services, I could go on and on...

Get networking with your local Spa to offer in house treatments or team up with local artists, potters or wineries to offer themed weekend packages.

Bed & Breakfast Celebration-Cedar House

Somehow, when writing about other Florida Bed & Breakfast inns, I overlooked the Cedar House. I noticed on an independent B & B website that all 32 reviews about the House were positive. So it is time that I made amends and presented this inn as one of the finest lodging establishments in America's oldest city: St. Augustine. The home was built in 1893 and has been restored to its original charm and Victorian elegance, boasting a cozy, spacious parlor, a sunny dining room, a wedding garden, a gazebo, an outdoor Jacuzzi, and seven perfectly decorated Old Florida bedrooms, wrapped in picturesque porches and balconies.

Cedar House has been featured in the Palm Beach Post, the Charlotte Herald, Birmingham-England's Post, the Orlando Sentinel, and Southern Living magazine. In a field of over thirty Bed & Breakfast inns, a poll conducted by the St. Augustine Record ranked the Cedar House the best inn for both 2008 and 2009. In addition, it has been voted one of the top 15 "Most Romantic Hideaways and Best Weekend Escapes in Florida."

Lodging prices vary by season, but in the off-season it is possible to book a room at Cedar House for as little as $139 per night. That, of course, includes personal service, luxurious accommodations, and a lavish gourmet breakfast served on elegant china and lace. If you think about it, that is approximately the price you'd pay at a fair to middling hotel that offers, at best, a mediocre continental breakfast.

Now permit me to get down to the most important thing about this inn: the owner, Cynthia Humphrey. At the time of this writing she has only been the grande matriarch of the place for about six months, but she definitely hit the ground running. Contrary to most B & Bs, the place is attracting at least as many young adults as senior adults, and close to 70 percent originate within 100 miles of St. Augustine. Imagine what will happen as word spreads.

Perhaps the most fitting word to describe Cedar House is celebratory. Cynthia spent ten years planning events for the Ritz-Carlton so she came in with an invaluable skill set in that field. She loves to go the extra mile in helping people celebrate birthdays, reunions, family gatherings, vow renewals, and weddings. She described a family event in which they took over the entire inn for a pajama party. What a blast! And in her first six months at the House she has assisted in 30 weddings. I don't mean wedding receptions, I mean weddings. The lady is amazing.

Now for the little touches that distinguish an exemplary inn from a good one. The staff at the Cedar House provide top drawer service, including little bonus extras that take guests by surprise. There are always fresh home-baked cookies sitting out and a favorite seems to be the coconut, oatmeal chocolate chippers dipped in Ghirardelli chocolate. Breakfast is an elegant, sumptuous two-course event and if you were to stay overnight for twelve nights, you would not eat the same thing for breakfast twice. Signature dishes include Apple-Pear-Pecan Bread Pudding drizzled with maple syrup and cinnamon butter, Cheddar-Artichoke Souffle with a mixed sausage grill, or perhaps Banana Royale which features homemade banana bread stuffed with bananas foster and topped with whipped cream and crushed praline. These are not your mama's Bisquick flapjacks.

What would make your birthday or anniversary special: a deluxe personalized cake, roses and St. Augustine chocolates, a quaint horse and carriage ride, or maybe a fabulous gourmet picnic? Cynthia wants to make any special day one you will remember forever. Better get ready-you're bound to hear more good stuff about this bed & breakfast, and it will be well-deserved.
